 Why Homes Fail To Sell 

There are 6 reasons why homes fail to sell. If you’re the Seller, you control only 2 of them, I control 1 of them, and the remaining 3 are beyond our control.   I’ve listed these 6 reasons and described who controls what below, as well as provided additional linked information. Have a look:   

  1. Pricing - controlled by the property owner.  If you’re reading this, that’s probably you. 
  2. Property Condition - controlled by the property owner. Again, if you’re reading this, that’s probably you.
  3. Marketing Exposure - As your listing agent, I control this one. Click the link above or here to see a graphic representation of the more than 150 websites I'll advertise your house on.  Why is this important?  A 2008 survey by the National Association of Realtors showed that 87% of home buyers use the internet in their search for a home, and over 40% first located the home they bought while searching online.  When you hire an agent for the job of selling your home, you need a first-rate web presence.  I do that better than any other agent in the community.  I always cast the broadest possible net, create as much competition as possible for my clients’ homes, and help my clients obtain the highest possible net proceeds. Isn’t that what you want too?
  4. Market Conditions - not controllable by anyone.  But understandable by those who know how to interpret the truth that’s always in the market data.  In San Diego County during the first 3 months of 2009, about 75% of properties listed for sale failed to sell each month. When you hire an agent to sell your home, can you afford to have that agent fail for even one month?  Do you want to hire an agent who understands the importance of market data?  Do you want that knowledge and expertise on your side instead of on the side of a home seller you’re competing against?
  5. Location - not controllable by anyone.  You can’t move your house to a better location, but you can adjust the list price to compensate for locational shortcomings.
  6. Value - determined by the buyer and the market.  The value of your home determined by the market.  That is, a blending of what a ready, willing and able buyer will pay, what you will accept, and what a lenders’ appraiser is will agree to.
